Condominium Purchase Information Sheet
1. Estoppel Certificate Request
- The estoppel request must be submitted by the title company or closing attorney managing the sale.

Estoppel Fee Schedule (per Florida Statute):
- Standard Estoppel: $299 (for accounts in good standing)
- Delinquency Fee: Additional $179 (if there are outstanding balances)
- Expedited Processing: Additional $119 (if needed within 3 business days)
2. Buyer Application & Approval Process
All buyers are required to: - Complete a Purchase Application Background Check

- Read, sign and submit a copy of the Rules and Regulations -

- Attend an In-Person Interview, bring a valid Social Security Card and Driver’s License/Government ID Card.
Non-English speakers must bring an interpreter.
Upon Board Approval - The HOA will issue a Notarized Certificate of Approval.
- Any person over the age of 18 who will reside in the unit must complete a Background Check.
Note: The HOA is not responsible for giving access to the condo to potential buyers, people looking to buy items for sale in the unit, the collection of these items, or property inspectors. This is the responsibility of the Seller and the Real Estate Agent selling the property.
3. Post-Closing Requirements
- After the sale is finalized, please send a copy of the Warranty Deed to the HOA ASAP so we can update our records with the new owner’s name.
4. Lender Documentation
If requested by your loan provider:
- Master Insurance Policy Available through the seller's owner account at:

- Flood Insurance / 4-Point Inspection:
Holly Square is not required to carry flood insurance or provide a 4-point inspection.
Buyers should make arrangements for these independently if required by their lender.

Condominium Rental Information Sheet
Tenant Requirements
All prospective tenants must be approved by the HOA prior to moving in.
Each person over the age of 18 who will reside in the unit must:
·Complete a Rental Application Background Check

Application Fee: $125.00 per person or per married couple (payable by credit or debit card online)

Owner Responsibilities
As the unit owner, you are required to:
·Submit a copy of the signed lease agreement to the HOA within 7 days of approval.
·Provide your tenants with a mailbox key and a Clubhouse key
·Inform tenants that mail delivery can be arranged via the USPS by presenting a copy of the lease at the main post office
Replacement Clubhouse keys may be purchased from the HOA office for $50.00 (check only).
Important Compliance Notice
Unapproved tenants will result in a fine of $100.00 per day for the unit owner until compliance is met.
